All About ALL

On May 1, 2013, the Home Builders Association of Georgia (HBAG) launched its new ALL Home Program. ALL, which stands for A Liveable Lifestyle, is a State-wide voluntary certification program. A Liveable Lifestyle Home is a voluntary certification program where design features built into a new home or within a remodeled home promote a liveable and accessible lifestyle. The ALL Homes program is a state wide program for builders and remodelers across Georgia.

The Need for All

Our ALL Home Program is such an outstanding opportunity for builders and consumers. There is a great need for accessible homes - just think of returning veterans, seniors who wish to 'age in place', families with a special needs child or wheelchair users. The ALL Homes certification will make it easy for homebuyers to select the home that fits their specific needs.

We've been careful to design the ALL Home program in such a way that it will easily be embraced by builders as well as consumers - for all price points and home types. For many people, an ALL home will certainly add to their quality of life. We want to promote a liveable lifestyle - we could even call it 'live - able'.

Required Spaces

The following spaces are required to be located on the main floor of a home:

At least one full bathroom
At least one bedroom
A kitchen
An entertainment area

Circulation

Anything we can say here about circulation?

There must be an accessible path, with no steps and with a minimum of 32-inch clear passage space connecting all spaces on the main floor and all elements within the spaces required above.
All passage doors shall have a clear opening of at least 32 inches.

Entrances

Anything we can say here about entrances?

A driveway, sidewalk or walkway leading to a no-step entrance.
At least one no-step entrance into the main floor. May be through the garage, front entrance, or other places.
The threshold may not exceed one-half inch.
The entrance door shall have a clear passage space of at least 32 inches.

Full Bathroom on Main Floor

Anything we can say here about bathrooms?

A rectangular space no less than 30" x 48" must be provided in front of the tub or shower, the toilet and the sink. These spaces can overlap.
Blocking in the walls in the bathroom is required to provide reinforcement for installation of grab bars or rails.

- Minimum of 36" x 36"
- Maximum of a 2" curb, although curb less showers are preferred
- Clear passage access space of at least 32"*

Member Annual Enrollment Fee

For all HBA members

Non-Member Annual Enrollment Fee

For non-members to join the ALL program
(builders & associates)

Inspection Fees

Per house or first house (within 40 mile radius
of inspector's base)
Reduced to $35 per house for each additional
house inspected on same visit.
Re-inspections can hopefully be avoided with
photo proof that corrections have been made.
If a re-inspection is required, the
same fees listed above apply.

Scheduling Inspections:

Submits check or credit card payment
for appropriate fees to HBAG
When payment is received, Kailey will
have inspector(s) from approved list contact builder to set
appointment
Inspector completes inspection using the
ALL Checklist, reviews with builder or representative,
then submits the inspection form to HBAG, Attn: Kailey Murphy
